Simple, transparent pricing that takes the guess-work out of managing your budget.

We offer two primary options for project billing and budget management, and we will work with you to select the option that best fits your project needs.  Regardless of which option you select, your budget will be a top priority as your project progresses.
 

Time and Materials

Our time and materials agreement is the simplest and most straightforward payment structure for remodel work. Home renovations are dynamic, and unforeseen circumstances or evolving preferences can arise during the process. Using a time and materials model allows us to adapt to any changes or additions seamlessly, and without the need for change-orders and contract renegotiations. As a homeowner, you’ll stay informed at every step, and play an active role in the decision making process as your project progresses.

Fixed Bid

Our fixed-bid agreements are handled similarly to our time and materials bids, with the overall cost based on material selection and estimated labor hours required to complete the job. Please note, while this may sometimes help to track your project budget, our fixed bids are not a guarantee of actual costs. As your project progresses, changes will be handled with change orders that will help to accurately reflect your evolving remodel cost. 

Our Rates

We charge $120 per labor hour, and a 30% mark-up on materials and subcontractors. This mark-up covers the costs associated with sourcing, inspecting, transportation and handling of materials.

Our materials are secured at a  contractors discount of 10-20%. These savings are passed on to the homeowner, and thus the actual markup is often closer to 10%.

Contact us with an overview of your project. We will contract with you at our hourly rate and set up an appointment for an in-home consultation. Our remodel expert will go over every phase of your project, providing guidance on structural and functional decisions, materials selection, timeline and budget management. We will work to identify and mitigate any potential hidden costs, and ensure that all of your questions have been answered and your understanding of the remodel is complete. At the end of this process, if you are ready to move forward, we can move seamlessly into the next phase. Otherwise, we will turn over all of our research and planning to you so that you will have access to it when you are ready to begin.
